Leaky Floor – Water Damage at Aria Continued

We have submitted a 2nd year form along with pictures that we’ve taken to Tarion. Documenting in great detail where the damages are.

July 5, 2012

The mail was received this day by Tarion. What happens now is basically wait and hope that the builder will come and fix the problem. Tarion indicated that builder have till Oct 29, 2012 to rectify the situation. If the items are not resolved by then, we need to request a Tarion inspection to assess the information between Oct 30 – Nov 28, 2012.

It just occurred to me that since the balcony is technically a common area. Maybe I should bring this up to the Board of Directors of the Aria Condo Corporation. I spoke with a lady in the management’s office and she took all my information and said that Camilla or Susan will get back to me as soon as possible. Hopefully I will hear from them tomorrow.

Our condo superintendent came in the morning and inspected the damage. He is very nice, too bad i didin’t get his name. He said he had looked at our file and he knows someone had already came to inspect the problem previously. We showed him the picture that we took earlier and he also took some more with his phone. He said there is definitely water damage and now he is going to speak to his boss as to what should be done next. He took our picture print-out and said they will stay in touch with us.

I received a voice mail from Anna in the property management office. She said she has forwarded our file and pictures to the builder and will get back to me about when the repair will commence. Good news finally!

I received a phone call from Anna from customer service. She was extremely polite. I was shocked at her change of attitude. She said someone will be coming the next day to pour some water in the balcony and see if the water leaks in.
O…Kay…? It’s going to be 44 Celcius outside tomorrow. The water will evaporate really quickly. Is it going to work? We were doubtful.

Two guys came knocking on the door. They were very good mannered. One took off his shoes and the other one put on slippers before they come in. The young guy explained to us that they will pour a big bucket of water in the balcony and then they will take out the floorboards beside the threshold to see what’s happening underneath.

Lord and behold, once they pry out the floorboards, there is water underneath!

And the water definitely pools right outside of the door. Now they have confirmed the leakage they will have to fix it.

They seem to think that the water are coming in from the weeping hole. And to fix the pooling that’s a whole other issue.
Fingers crossed, hope they will get it right and fix it properly.

I don’t know when they came in, but today I noticed that the two weeping holes by the door have been completely sealed with Caulking. Not bad, we’ll continue to observe.

Another thunderstorm in the afternoon. Tons of water pour down from the sky. There’s only a tiny bit of dampness right at the corner of the door. Huge improvement compare to when we first noticed it, but it’s still not completely sealed. I shall tell them tomorrow.

Two workers came today and luckily I was home. They came in to measure the damaged area so they can order the floorboards to replace them with new ones. I showed them that I still see a little bit of leakage right at the corner and they promised to come back with more caulking.
